Assistant Project Managers support our Project Managers (PMs) with tasks including bidding, estimating, permitting, contracting, purchasing, client billing, project close-outs, and associated administration of residential and commercial projects. They work under tight deadlines and often without direct supervision, therefore they must be good at managing their time and establishing priorities. Project Manager – Residential Construction
Residential Construction Project Managers are responsible for planning, managing, and overseeing the construction of new custom luxury homes from the first interactions with a potential client until we turn over the keys to their dream home. Responsibilities include attending meetings with clients, relationship managers, and design teams; developing preliminary cost estimates; collaborating in the development of contracts; reviewing plans and specifications; obtaining price quotes and bids; developing schedules; and providing general oversight throughout the construction process.

Successful applicants must have at least five (5) years of progressively responsible experience in the direct management, planning, and oversight of new custom luxury home builds, including but not limited to:
- Estimating project costs and developing budgets
- Preparing, monitoring, and driving schedules
- Reviewing and monitoring projects, ensuring on-time delivery of services and goods, tracking materials, monitoring budgets, and ensuring trade partner compliance through safety and quality
- Overseeing, managing, and directing construction projects from beginning to end
- Assessing, identifying, and mitigating project and site risks
- Proactively managing client expectations and service while delivering the highest level of quality
- Proactively anticipating and resolving problems and conflicts
- Reading, analyzing, and interpreting construction drawings/plans, specifications, and bid documents, ensuring compliance with specifications, regulations, and local and state building codes

Successful candidates have at least five years of construction project management experience and the ability to collaborate closely with Clients, Field Managers, and Assistant Project Managers. Primary duties include (but are not limited to):

Field Manager
The Field Manager provides on-site project supervision and coordination of trade partners. This position is critical to the success of every construction project and requires a high degree of specialized expertise and skill in maintaining established standards of quality and accuracy. Drive, determination, and a self-disciplined approach to achieving results that meet these established criteria are necessary for successful job performance. While the pace of the work is faster than average, quality is never compromised.

Primary duties include (but are not limited to):
- Maintain excellent communication with Trade Partners for all material forecasting and project scheduling requirements
- Perform daily job site walks, ensuring quality workmanship, job site cleanliness, and OSHA safety standards are met
- Maintain highly detailed daily journals and photographs of daily project progress for the clients’ weekly updates
- Maintain and communicate a three-week look ahead with Trade Partners weekly
- Update Project Manager daily on job site progress and/or challenges
- Achieve 100% client satisfaction in Guild Quality and Google Reviews
- Successfully pass all building inspections on the first attempt
- Projects completed on time and on budget
- Be the GC every Trade Partner wants to work with
- Complete client punch list within 30 days of generation
